Retirement options for real estate investors

We all dream about the day that we get to retire, but first, there are many things to take into consideration, financially and psychologically, to see if you’re ready for retirement. If you’re a real estate investor, our team at Diversified Investment Strategies is here to help you decide if the right time for you to retire is now.

Ask yourself these questions as a real estate investor:

Are you mentally ready to retire?

Many investors feel that once they reach a particular age, they should retire. That’s old thinking! Positive reasons for wanting to retire are that you have better things you want to do with your life, the work has become too physically demanding, or you feel that the timing is right for you. However, if you want to retire because it’s traditional for your age group, reconsider. Is your work your identity? Do you want to stay in the real estate loop? Will you continue to need income?

Can you afford to retire?

Once you reach a mental conclusion about retirement, ask the financial question. Even if you feel ready to retire, you have to ask the question, will your income and savings in retirement be greater than your expenses? If you fully retire as a real estate investor, does that mean the end of income flow for you entirely? Will you have enough saved, once your sell your investment properties, to cover costs such as living costs, food, healthcare, taxes and so forth?

At Diversified Investment Strategies, one of our main goals is to help aging real estate investors retire without giving up their investment income! How can you do this? A 1031 exchange may be an option.

We specialize in 1031 exchanges at DIS. A 1031 tax-deferred exchange allows you to help preserve the value of your property investment if administered correctly. This means that you can rid yourself of tedious tenant duties and provide yourself with more time and energy to enjoy retirement, but you’ll also have a flow of income potential. A 1031 exchange also allows you to defer capital gains taxes on investment properties!

There are numerous options when it comes to a 1031 exchange, including a Delaware Statutory Trust (DST), an UP-REIT (721 Exchange), a Triple-Net (NNN), Oil & Gas, Saltwater Disposal Wells and more. Our professional team of advisors, attorneys, real estate brokers and registered financial consultants at DIS are here to help you determine if a 1031 exchange is right for you, and which option to go with.

Let DIS help you determine if this option is available to you! Contact us for more information.
